164 Grey Street is a four (4) level commercial building of approximately 3,000mē.  Previously owned and occupied by Mirvac until 2009, DMA Partners have been engaged by the new private owners to advise on and replan the ground floor as a mix of restaurant tenancies. 

DMA have subsequently become the project manager of the conversion works, creating four to five new tenancies.  The result has tripled the value of the ground floor area through a mix of higher-and-better use, being a multi-tenancy approach and by harnessing licensed areas previously not able to be let.
