Portside Wharf involved the $1.3bn redevelopment of approximately 6 hectares of disused riverfront land into a mixed use residential, office, and retail development incorporating an international cruise terminal. The first stage of the project, valued at $220m, was delivered in late 2006 and included 171 apartments within 3 residential towers, 7,500m2 of retail and an international cruise terminal. The retail offer included a 5 screen cinema complex, restaurants and cafes, a function venue, a wellness centre, boutique fashion retail and a fresh food market.
Ryan Andersen performed the role of Project Director responsible for all aspects of the development including acquisitions, overall master planning, economic and financial modelling, planning approvals, detailed design, construction, sales & leasing through to operational completion and settlement of the apartments. |

| VICTORIA HARBOUR, DOCKLANDS (LEND LEASE) |

|
|
In 2001 Lend Lease was awarded the exclusive development rights to the 28 hectares of disused inner urban land known as Victoria Harbour @ Melbourne Docklands. James Basham undertook the development and project management role of all land use planning, building massing, urban design, feasibility analysis, statutory approvals, liaison with Docklands, MCC, and Department of Infrastructure for the overall precinct and the delivery of Stage 1 for the NAB Docklands development. The water body or “blue-park” surrounding the land was also incorporated and extensively programmed as part of the development process.
Victoria Harbour is the centrepiece precinct of the Melbourne Docklands urban renewal initiative by the Victorian Government. The site includes heritage wharves and port buildings and over 1.6km of wharf frontage to the Yarra River and the man made Victoria Harbour. |

NORTH BANK (BROOKFIELD MULTIPLEX DEVELOPMENTS)

|
|
North Bank was an initiative by the Queensland Government to develop the CBD reach of the Brisbane River opposite the existing Southbank development. As Project Director for the preferred developer, James Basham led the development team in preparing a range of schemes with around 160,000 m2 of commercial office, 600 apartments and approximately 10,000 m2 of retail development and significant public use areas and facilities. Public uses included cycle ways, promenades, an Olympic size public pool, ferry terminals and the renewal of a small but highly sensitive historic precinct at the place of Brisbane’s birth as a town.
The project involved extensive engineering and urban design, consultation and negotiation with the Department of Infrastructure & Planning and the office of the Deputy Premier to prove-up various scenarios and test market and engineering viability. After 18 months of design and planning the project did not proceed beyond detailed feasibility phase due to community concern with river based development.

| TWIN WATERS ESTATE (LEND LEASE DEVELOPMENTS) |

|
Twin Waters Estate incorporated 163 hectares of undeveloped land on the Maroochy River and was owned by the receivers of Tricontinental Bank. The receivers and Lend Lease established a joint venture to develop the land and realise the long term value of the site on behalf of the original creditors and new developers. As Development Manager, James Basham undertook acquisition, town planning and masterplanning works to propose a 900 lot subdivision for the site. The project has been extensive awarded at local, state, and federal levels for community, urban design and environmental outcomes.
COTTON BEACH STAGE 2, CASUARINA BEACH (BROOKFIELD MULTIPLEX DEVELOPMENTS)
The final chapter in Multiplex’s Casuarina suite of projects, Cotton Beach Stage 2 centred on a vacant 4.75ha parcel of beach front land located in Casuarina Beach NSW. As the lead Development Manager, James McGillion formulated several concepts for the parcel. The preferred scenario enabled the owner to formalise a part development and part divestment strategy for the site.

Infinity comprised of 63 luxury waterfront apartments set within the first stage of Portside Wharf. The apartments ranged in price from $650,000 for 2 bedrooms up to $5million for the penthouses. Ryan Andersen performed the role of Senior Development Manager managing all aspects of the project from concept design, through the sales & marketing phase and to the successful final settlement of the apartments in March 2007.

The Flare apartments were the investor style product in the first stage of the Portside Wharf development. This included 96, one & two bedroom apartments set above the retail development with expansive views of the river and city from most apartments. As the Senior Development Manager, Ryan Andersen managed the development of this building as part of the entire Portside Wharf development from concept design through to completion and settlement. Ryan also managed the sales and marketing process and delivered 100% presales one year prior to settlement in March 2007.

With only 12 waterfront apartments in one & two bedroom formats, the Loft Apartments were highly sort after within the Portside Wharf offer. Held back from launch until after the release of the Infinity and Flare apartments, these chic designer apartments sold out within the first 10 days of release. Ryan Andersen managed the project as the Senior Development Manager through all phases.

| COTTON BEACH – STAGE 1(BROOKFIELD MULTIPLEX DEVELOPMENTS) |

Cotton Beach Stage 1 was a $112m medium rise complex comprising 129 luxury resort rooms and residences, basement car parking, café, extensive civil works and significant public open spaces. In the capacity of superintendent, James successfully led key service providers (i.e. construction, marketing and customer relations) to the projects successful on site completion.
A key point to note was that on completion of the project in August 2008, the developer was facing a re-launch and sell out process in the face of a softening residential market. James was able to identify the sensitive financial issues facing the project and develop strategies that further reduced the developer’s capital requirements, following on-site completion.

| THE HAMILTON RESIDENCES |

|
Promenade leads the 2nd stage of the Portside Wharf development. With 144 apartments and a further 1,300m2 of retail, development of this site will substantially complete the mixed use component of the overall development. In the role of Senior Development Manager, Ryan Andersen was responsible for the market positioning, concept design and town planning phase of the project.

| THE HAMILTON RESIDENCES |

The Hamilton will be the second premium waterfront building in the Portside Wharf precinct incorporating 68 apartments with 2, 3 and 4 bedroom formats and two penthouses. The development management role on this project included undertaking significant economic research through both quantitative and qualitative methods to determine the appropriate positioning of the product. Once this was established, a design competition was run to attract the best and most suitable project architect to undertake design of this landmark project.

Located in the heart of Brisbane’s CBD, Charlotte Towers is a 42 storey residential tower comprising 416 owner occupier and investor style apartments, residents lounge, lap pool / gym, bar and bistro.
On this project James McGillion was a member of the consultant project management team. A key achievement for the team was the procurement of a satisfactory development application within a three month time frame.

|
|
A politically sensitive project given the historic significance of the site, Festival Towers includes 401 investor style residential apartments and ground floor retail. Festival Towers was constructed on the site of Brisbane’s historic Festival Hall.
James McGillion was a member of the consultant project management team appointed to manage design development, documentation and act as client representative during the construction stage. |

Consisting of 221 investor style apartments over 39 levels and ground floor convenience retail, River City Apartments is located in close proximity to Brisbane’s Botanic Gardens and the Queensland University of Technology.
Contracted from the project management team to the developer for the closing stages of the project, James McGillion developed and implemented a customer relations and defect management procedure. The methods developed in this role were subsequently employed by the same developer on further projects. |

The Great Western Super Centre is a neighbourhood centre comprising around 12,000m2 of GFA. The centre is anchored by a Woolworths and a small bulky goods precinct. Ryan Andersen performed the role of Project Director overseeing the redevelopment of the existing centre into a sub regional centre with the introduction of a Discount Department Store, a mini major and 60 additional tenancies. The development also included a proposed 25,000m2 bulky goods centre anchored by Bunnings. Ryan’s role involved design and commercial management of the development including lease negotiations with tenants including Coles, Woolworths, Aldi, Bunnings, Big W and Kmart.

The Wilsonton shopping centre is a local neighbourhood centre with significant redevelopment potential. The development scheme proposed increasing the 13,000m2 neighbourhood centre to a sub regional centre of 30,000m2 of GFA. Ryan Andersen was the Project Director for the redevelopment of the centre which included asset management of the trading centre.

As an employee of the consulting project manager, James McGillion provided to Centro Properties and QIC design management, documentation, construction project management and handover stage services for these three Aldi supermarkets. Each project comprised the construction of new base building works within fully operational shopping centres. All three stores were opened on or before the anticipated first trade dates and were completed with minimum disruption to surrounding retail operations. |

| PORTSIDE WHARF RETAIL PRECINCT |

|
The retail component of this mixed use development incorporated 7,500 m2 of retail space including a 5 screen cinema complex, restaurants and cafes, a function venue, a wellness centre, boutique fashion retail and a fresh food market. The majority of the retail space was housed in the same building as a 96 apartment tower and the Brisbane Cruise Terminal. This mixture of diverse uses created significant challenges during the design, titling and delivery of the project however these were successfully overcome during the project. As Project Director of the development, Ryan Andersen managed all phases of the project to completion in 2006. After completion of the development, Ryan performed a role as Asset Manager of the retail and cruise terminal to ensure the trading success of the asset for the owner.

Providing Development Management services for the repositioning of a prime CBD retail space, this role included the design management of the concept to reconfigure the single tenant space of around 2,000 m2 into smaller spaces to capture the full value potential of the asset.

This project was the first major redevelopment of the original Chermside shopping Centre which occurred in 2003. Ryan Andersen undertook the role of Tenancy Project Manager on behalf of Westfield Limited. The role included management of fit out design, services and construction delivery of over 80 shops including cinemas, food court, restaurants and fashion retailers.

| NORTH BANK, BRISBANE (BROOKFIELD MULTIPLEX DEVELOPMENTS) |

|
|
The North Bank project proposed around 160,000m2 NLA of commercial office space in 4 buildings of varying configurations and height. Extensive planning and design work was undertaken for two of the buildings to meet the needs of anchor tenants who were investigating major pre-commitments to the site.
Design efforts sought to develop a new “prime” building typology that combines traditional “PCA A-grade” attributes with the contemporary demands of workplace planning and Green Star / ABGR ratings. The demands of developing a commercial building in an over-water setting added complexity and cost not normally associated with such buildings. On-floor efficiencies of 87% net to gross were achieved in the designs and the amount of structural investigation required left the project team with a deep level of understanding of structural efficiency that can be more broadly applied to other tower projects.

“Bourke Place” was constructed by Lend Lease for the AMP in the early 1990’s. The project incorporates a 55-storey A-grade commercial office tower of over 60,000m2 NLA, adjoining 2,200m2 of food court and convenience retail and 427 car park spaces in a traditional podium structure. The project was delivered using a fast-track design and construct approach to take advantage of the emerging lease demand in Melbourne at the time.
On behalf of Lend Lease James Basham undertook the role of Site Manager running a team of over 200 professional and trade staff to deliver the project. Significant tenancy leasing (to Corrs Australia, BHP, and others) occurred during the delivery of the project and the needs of these tenants and the building owner were continuously incorporated into the works to allow staged occupancy of major tenants prior to the completion of the overall building.

James Basham provided project services to Suncorp for the delivery of their new 25,000m2 fit-out at the Brisbane Square development. Emphasis was on procurement of approximately 3,000 pieces of high end furniture from more than 25 suppliers. Advisory service also included assessment of medium term tenancy needs for Suncorp across 5 major leased office locations in Brisbane with a view to managing overall space needs for approx 4,000 staff.

Located in one of Brisbane’s fringe industrial areas, this project saw the reconfiguration and refurbishment of a disused commercial building for the Brisbane City Church. On completion the refurbishment comprised a front reception area, office space, classrooms, auditorium, sound control room and patron’s lounge.
As the project manager responsible for design development, documentation, construction and handover, the success of the project came about by adhering to strict staging and budget instructions set by the client. |

Parmalat’s milk and dairy facilities have been located in South Brisbane since the 1920’s. The pressures of a growing city, increased land value and the growth of the business led Parmalat to review their long term options to meet their business needs while capitalising on their prime land holdings. Along with consultants Acumen Partners, James Basham advised Parmalat in developing an action plan that assessed the future business needs in terms of manufacturing strategy, capacity and location, short and long term divestment options for existing sites and identified potential new sites in terms of size, infrastructure, amenity and location. This advisory service was enabled by our unusual combination of industrial engineering, design and real estate development knowledge.

James Basham undertook the role of Operations Manager, and subsequently General Manager, in the start-up of Lend Lease’s business platform in North East Asia based out of Hong Kong and Shanghai. With two colleagues, he established and built a D&C and consulting business for Lend Lease in China and Hong Kong. By late 2000 the business had grown from 3 people in mid 1996 to over 125 staff based in Shanghai and Hong Kong serving multinational industrial clients such as Cargill, New Zealand Dairy Board, Lucent Technologies, CTS (Motorola), Unilever, Andrew Corporation, Parker-Hannifin (Enzed), Mary Kay, and Webforge.

| BRISBANE CRUISE TERMINAL (BROOKFIELD MULTIPLEX DEVELOPMENTS) |

This project was initiated by the Queensland State Government based on the need for a dedicated cruise terminal facility for Brisbane. Brookfield Multiplex won the bid as developer for the project in March 2003 with a proposal to develop the 3.26 hectare site into a mixed use residential, office, hotel and retail development incorporating the Brisbane Cruise Terminal.
As Senior Development Manager, Ryan Andersen maintained responsibility for all aspects of the project and liaised closely with the Queensland State Government to administer the Development Agreement which was negotiated to ensure the State’s outcomes were realised. The project was completed in August 2006 accepting the first cruise ship just days after practical completion.
Ryan Andersen then performed the role of asset manager for the asset for a period of 2 years post completion on behalf of the owner, Brookfield Multiplex Developments. This included management of the operations team, marketing of the facility and negotiations with cruise operators to ensure that the asset continued to operator efficiently whilst delivering the desired financial returns to the owner.

Brisbane International Airport Terminal was a landmark development for airports in Australia. The project was the first major airport terminal to focus on attracting and retaining people in an enjoyable environment with public art, high quality seating and viewing of aircraft operations, with a retail offering that sought to capitalise on the allure that airports and air travel have for much of the population. James Basham acted as the project manager of all civil and aviation works including pavements, reclamation works, aerobridges, fuel systems, lighting and directional signage

Southbank Parklands was developed as a public open and built form space following the completion of Expo 88. The site has over 1km frontage to the Brisbane River and incorporates public pools, a beach, open and intimate gardens, retail and entertainment facilities, barbeques and playgrounds. Latter additions include the highly awarded arbour, residential and office development and the realignment of historic Grey Street. James Basham provided project management services for Southbank Parklands development in latter stages of the project including post-opening certification, permits and re-planning of the Grey Street precinct.

| The BCEC is a 30,000m2 multi-functional exhibition and convention space with individual column free areas of over 5,000m2 and free-spans of up to 100m. James Basham was the design manager for the roof structure and external envelope of the complex including management of architectural and engineering consultants and planning the complex construction of the hyperbolic parabolic roof structure that was shaped by deflection under self weight.

| COMPREHENSIVE CANCER CENTRE (MATER MEDICAL RESEARCH INSTITUTE) |
|

|
With Acumen Partners, James Basham advised the MMRI and Mater Hospital to create a proposal for a Comprehensive Cancer Centre at the Mater campus in South Brisbane. The project was to be jointly funded by the state and federal government and institutional philanthropic supporters.
The proposal leveraged the world leading dendritic cell cancer research of the MMRI, the extensive cancer services and infrastructure available at the Mater (including phase 2 and 3 drug trial programmes), and the Queensland Radium Institute (also onsite at the Mater campus) to propose a Sloan Kettering or Mayo Clinic style centre for cancer treatment to the Asia-Pacific region. |
