Our Development Advisory service focuses on market and financial feasibility at the outset, reducing risk and boosting profit. A common approach to project conception in the property industry is design-led, with form, function and aesthetics driving the project concept. DMA’s commercially-led approach turns this on its head and prioritises financial viability, market demand, and client value as first principles. This approach, which is underpinned by critical economic analysis and market research, drives a design brief which is highly market relevant and fully cost conscious. By offering our expertise early in the development cycle, we are able to add significant positive value to our clients’ projects in terms of profitability, clear risk profiles, and quality of the end property asset.

Our full-service Development Management team controls the various processes involved in delivering successful projects. Our Development Managers take a leadership role based on many years of experience on a wide range of projects and the development of subject matter expertise in various components of the industry. Our team brings together a cross section of backgrounds to every project including engineering, architecture, construction, economics, agency, leasing, facility and property management. As the owner’s representative in this role, we can either lead the entire process from project concept through to practical completion, or assist with specific project stages where our expertise is required.

Our Project Management skills and experience enable us to take our advisory and development recommendations and implement them to realise and complete the project in an integrated manner. Through the use of correct processes; initiating, planning, executing, controlling and closing. Our deep experience enables us to take a broader view of the needs of the entire project rather than individual components. Key aspects of our project management service include time and cost planning, risk management, quality and construction management, contractor engagement, project reporting, multi-discipline project management planning, design management, procurement and pricing strategy, construction planning, and community and stakeholder consultation. 

Our Retail Leasing expertise is inclusive of retail development in a traditional standalone or mixed use format including convenience, neighbourhood, CBD, subregional, regional and bulky goods centres. Our approach to retail leasing is about more than just filling gaps in shopping centres, it’s about creating a thriving and sustainable investment asset that will perform well into the future. Different to traditional leasing agencies, our team provides not only a deep understanding of leasing, but a comprehensive skillset in creating, managing and delivering retail assets to the market. This includes economic research, competitive assessments, design and configuration options, tenant strategy, feasibility and valuation modelling, debt structuring, major tenant negotiations, procurement and delivery. 

Our Major Tenant Leasing is a niche service offering in the market. This service is often provided by the larger agencies with little knowledge of valuation, funding and construction issues that the major tenant leases impact on. DMA has a long and successful track record of delivering lease deals with major tenants where others were unable to secure agreement.

Our retail project management offer also includes Tenancy Coordination services which have been developed working on some of Australia’s largest retail development for groups such as Westfield, Brookfield Multiplex, Eureka Funds management, Lend Lease and GPT. 

Our Centre Management and Asset Management capability has developed over many years of experience in the management of retail and office development projects and operating assets. This is a fundamental component that is often overlooked when conceiving and delivering retail and commercial assets and it is an area that DMA has focussed on to ensure all operating assets are delivered with a profitable outcome.
