Given the high vacancy levels in commercial real estate in Brisbane, it is increasingly vital for existing buildings to continually refresh their offering to ensure they remain attractive to prospective tenants.

DMA Partners have assisted the Ganim family in delivering their recently refurbished building at 16-18 Thompson Street Bowen Hills, initially in a development advisory role assessing the site and its current development options, and subsequently in a tender and superintendent role for upgrading the commercial address.

Almost immediately after the successful completion of a refurbishment of the commercial building, tenancy interest has experienced a noticeable spike.

DMA Partners Associate Director John Dobrenov said the redevelopment hinged on early analysis and a strong focus on commercial outcomes for the project.

“Following a review of the property at Thompson Street, the Ganim Family engaged DMA to obtain development advice for their property that was previously tenanted by Careers Australia before their administration,” said John.

“Key to the refurbishment led by the project team was the provision of a fresh modern feel and with external break out spaces for tenants to relax, enjoy the fresh air and hold informal meetings in.

“The addition of large windows along the northern façade has transformed what was an old commercial tenancy within a brick industrial building into a New York style commercial tenancy that is flooded with natural light.

“The sky is the limit as to what they can do with fitting out this space – from a funky industrial loft space complete with mezzanine to an eclectic artisan space made for design inspiration.

“From the emerging Bowen Hills address to the 160 car parks, the new 16 Thompson Street commercial building is sure to be a hit amongst commercial tenants who are looking for a modern, fresh and collaborative new space.”
