The CEL Group offices are currently housed in a single storey office on 1,610 sqm of land in Upper Mt. Gravatt. Conveniently located adjacent to Garden City Shopping Centre, the proposed redevelopment of 62 Sanders Street will be a valuable addition to the Upper Mt. Gravatt and suburban office market.

Proposed at 9 storeys and 5,200 sqm, the mixed use retail and commercial development will house the expanded CEL Group offices and various commercial and retail tenants. Currently in planning, the new commercial building has been designed by award winning architects Ellivo Architects and will look to commence construction in late 2020.  DMA Partners was initially appointed by the CEL Group to deliver a development strategy for the site.  Once approved by the owner, we were appointed as the Development Partner to expand our portfolio of services to include Development Management and Project Management.

DMA Partners established the commercial and development framework to assist the client in developing this site. Understanding the client’s needs was critical as CEL Group will look to pre-commit 40% of the proposed development for their own business. DMA Partners are currently establishing a development and sales strategy plan that will see us assisting the Developer in marketing the balance of commercial and retail tenants while looking to de-risk the project significantly.

Some of our major wins thus far on the project have been; a significantly reduced car parking rate for the development by successfully arguing development potential of the area in conjunction with the upcoming Brisbane Metro project, a simplified built form to look to reduce construction costs, roof top activation that was seen as a key element to the Owners and Major Tenant, increased activation around the retail and podium edges to ensure the lower commercial and retail tenancies are successful and ensuring a significant investment into a high level of End of Trip facilities to promote alternative transport options.
