Meadowbrook Medical is a state‑of‑the‑art medical facility servicing Southern Brisbane and Logan City, held as a core investment by the Horwell Property Group, a family‑owned investment group.

DMA Partners was engaged as Horwell Group’s end‑to‑end development partner to reposition a site that had previously been deemed unfeasible. Earlier schemes delivered a starting development margin of –14%. Rather than progressing design, DMA led a commercially driven development strategy focused on feasibility, planning fundamentals and leasing outcomes before further costs were incurred.

The outcome of DMA’s development strategy was the attraction of a blue-chip medical tenant UQ Health Care, who pre-committed to the development. DMA identified and led the leasing negotiations to secure a long-term lease.

The revised strategy materially changed the project outcome. Development margin improved from an original target of 18% to 67%, equity IRR increased from 15% to 33%, and the project exceeded financing funding requirements prior to construction.

The completed asset now treats approximately 100,000 patients each year and has supported further tenant attraction, including a Queensland Health‑operated diabetes clinic and the Logan Healthy Living Rehabilitation Centre.

This project demonstrates the impact of early, commercially led decision‑making. When feasibility, planning and leasing are addressed at the outset, project outcomes can change materially.
