Post Office Square was heavily impacted by the COVID-19 shutdowns in 2020 and 2021, followed by a sustained increase in work-from-home habits among CBD workers. As a major commuter thoroughfare between Central Station and Queen Street, the asset fell into significant decline. By 2022, investors were seeking a major repositioning to reset the centre’s value and trading performance and to attract key tenants.
Investment Manager LaSalle appointed DMA Partners to collaborate on a strategy to transform the aging retail centre into a modern and successful CBD asset. Originally constructed in the 1980s as a fashion mall, Post Office Square had low floor-to-floor heights and limited mechanical services, restricting its ability to attract food operators—who typically pay higher rents than service tenants.
The development team’s strategy focused on precincting: food retailers along Queen Street and service retail on Adelaide Street. A critical component was a mechanical exhaust solution to unlock food tenancy potential. However, a BCC heritage overlay required careful planning to avoid visual impacts between the GPO and Anzac Square.
DMA successfully negotiated approval, integrating aesthetically considered mechanical risers and a new DDA-compliant lift—supporting Brisbane City Council’s Inclusive Brisbane 2019–2029 Plan. The design, led by Arkhefield, widened the mall by 3.5m, improved sightlines and aesthetics, closed access to 340 Queen to maximise retail GLA, and added greenery, upgraded finishes, lighting, and a central green “oculus.”
Innovative engineering delivered a 30,000L/s mechanical capacity within severe site constraints. ATG Projects tailored the construction methodology to the live CBD environment, coordinating closely with stakeholders to minimise disruption.
The result has been overwhelmingly positive. Foot traffic increased 94% in the 12 months to February 2025, with a revitalised mix of tenants including McDonald’s and other high-value brands. Customer sentiment across digital platforms has highlighted improved access, better amenity, and an enhanced experience. The centre now operates at peak capacity between 11am and 2pm, re-establishing its position as a key eatery and convenience destination for Brisbane’s CBD.
