Yamanto Central Shopping Centre spans 20,000sqm over three levels. This sub-regional shopping centre is stage one of the 25 hectare Yamanto Town Centre masterplan.
DMA Partners was engaged in mid 2014 to undertake a feasibility review for a concept design with a GLA of approximately 13,000sqm. The finding revealed an unviable project in terms of commercial returns, prompting the need for a new development strategy. Subsequently DMA was tasked with formulating a strategy aimed at not only ensuring a commercially feasible development but also creating an investment-grade asset capable of yielding robust returns for the investor.
After fully researching and assessing the market in the Yamanto catchment, it was discovered that there was a significant demand for a retail centre of approximately 20,000sqm, a notable increase from the original scheme of 13,000sqm.
The development strategy created for Yamanto Central also identified a strategically viable land holding that required acquisition and our team subsequently negotiated the acquisition of the additional site. The value uncovered through this comprehensive process highlights how crucial a well-crafted development strategy is ensuring the viability and ultimately the profitability of the investment.
Upon securing the site, DMA was appointed as the owner’s development partner to manage all aspects of the development including the major tenant and specialty leasing and project marketing. These elements were carefully aligned with the overall strategy contributing to the success of the project.
The resulting scheme is a 20,000sqm subregional shopping centre with a full line, market style Coles supermarket, a Kmart discount department store, market hall, external dining precinct and over 55 specialty stores. DMA’s role as the development partner on the project was to manage all aspects of the development from acquisition through to completion of the trading centre in partnership with the investor, the JMK Retail group.
In 2019, DMA Partners negotiated the financing of the project of around $100 million and achieved the pre-leasing hurdles to enable construction to commence. As the development and leasing partner for Yamanto Central, DMA Partners were passionate about delivering this modern, family friendly, vibrant shopping and lifestyle destination to the Ipswich region.
Working closely with the shopping centre owner JMK Retail, the DMA project team included development managers, project managers, our marketing manager, the leasing team and our tenancy delivery team to ensure this project was managed and delivered to a successful completion mid 2021.
