DMA Partners collaborated with Horwell Group and UQ Health Care to deliver a state-of-the-art centre comprising 2,300sqm of medical and retail space.

 

Situated 200m from Logan Hospital in the heart of Logan’s emerging health and education precinct, Meadowbrook Medical will house specialists, allied health practitioners and medical imaging services.

 

DMA partnered with Horwell Group and UQ Health Care to build a shared understanding of developer and tenant drivers and requirements, then refine and deliver those elements. Communication and a collaborative approach were key pillars to producing a high-quality product that met developer, tenant and community needs.

Horwell Group initially engaged DMA Partners to determine the best development outcome for the vacant site – the group’s first medical project. The development was initially deemed unfeasible due to design and layout issues; however, DMA executed a commercially led masterplan redesign and a new tenancy strategy that addressed these challenges and drove value.

 

“DMA took the scheme that we had and changed it significantly to make it more profitable, more suitable for the market, and a more appropriate development for the area,” said Ben Horwell from Horwell Group.

 

DMA worked alongside Horwell Group to restructure the project to improve revenue, reduce costs and complexity, improve tenant appeal and boost profitability. The resulting investment asset delivered by DMA Partners generated an uplift in development margin of around 200%.

 

“We also had a great team that worked with us from the early planning of the project including award winning architect, Cottee Parker and Town Planner Place Design Group,” said Matthew Cummins.

 

Negotiating the pre-commitment of UQ Health Care as an anchor tenant meant DMA could collaborate with developer and tenant to create and deliver a design that met legislative and regulatory requirements while providing flexibility for the future.
