Big Top Market Fresh is a 10,500 convenience and entertainment centre in the heart of Maroochydore anchored by Woolworths, Strike Bowling and the Ocean Street dining precinct.
The Big Top shopping centre was first developed in the mid 1980s by Christopher Skase. The centre was in a poor state when it was purchased by the Reed Property Group in the late 2000’s and master planning began on a mixed-use scheme on top of the iconic centre. The GFC halted those plans and the centre went into a holding pattern continuing to serve the convenience shopping needs of the local community but with only one major and over 30 shops, the centre struggled with significant vacancies and an outdated offer.
In 2012 a development scheme was conceived, and the primarily residential developer identified the need to procure retail development expertise externally. DMA Partners was appointed as RPG’s Retail Development Partner in 2012 and the detailed development planning commenced.
The catalyst for the project was the renegotiation of the Woolworths lease which was secured by DMA Partners including an major upgrade of the store fit out and an improved commercial position for the Landlord.
DMA managed all facets of the project across design, marketing, leasing, valuation, funding and delivery on behalf of the developer and the project was successfully delivered in March 2015.
DMA subsequently assisted the owner with the sale of the asset in 2015 for an amount more than 20% above the development valuation.
DMA Partners was then appointed by the new owners in 2017 to manage the construction of the new Strike Bowling and Holey Moley entertainment tenant.
